The CSRE serves as a platform for knowledge exchange between theory and practice. This exchange is reflected in TUM's internal teaching offerings for Bachelor and Master students, and doctoral candidates. Key thematic research priorities within the CSRE include Sustainable Real Estate Management, Integrated Development Concepts, Sustainable Neighbourhood Development, Digitalization, Value Engineering and Circular Economy, as well as Social Responsibility and Governance. Each of these research areas has seen completed projects, with ongoing interdisciplinary research initiatives being initiated. The content of these research priorities is discussed with CSRE partners and supporters, supplemented with topical issues from practice that are integrated into teaching and research at TUM.
Furthermore, CSRE acts as a point of contact for all interested parties at TUM seeking information and initial contacts in the field of real estate management. Collaboratively, ideas for student projects are developed, and project initiatives are supported. Additionally, CSRE will establish an archive of materials developed within the framework of teaching, research, and continuing education. This knowledge, conveyed through booklets, Small Private Online Courses (SPOCs), and case studies, will be made accessible to all TUM students.

Going to Green: Concept for a new sustainable neighbourhood at Flaucher
As part of the annual TUM project weeks, the CSRE, together with its partner company Stadtwerke München (SWM), offers the opportunity for master's students from architecture, urbanism, civil engineering and the Department of Governance of the TUM School of Social Sciences and Technology to work on a current Case Study from the municipal utilities portfolio to work together in an interdisciplinary manner.
The question of how the real estate industry can implement sustainability requirements as a result of increasing political regulation at the real estate level is extremely topical and at the same time complex. It affects ecological, social, economic and, last but not least, entrepreneurial aspects. At the same time, work on real estate tasks involves many different players. During the project week, we bring these various players from planning and development together to honestly discuss the dispute in real terms.
The Munich municipal utility company is working on the development of new sustainable properties and neighborhoods on its own properties. From their portfolio, they provide participants with a current Case Study, which the students use to develop scenarios for a new district between HP8 and Flaucher in thematic group work. Expert inputs and the expertise of the owner (Munich municipal utilities) provide important input for processing the case study.
The project week begins with an on-site visit. At the end of the week, the results will be presented to the municipal utilities. The results will then be published in a brochure and online.

“Schwanthalerstraße Promenade – Transformation of a Thoroughfare”: Under this title, an exciting seminar took place in the summer semester. Students engaged with Prof. Dr. Matthias Ottmann and collaborated with UNStudio, sharing experiences from the “The Green Mile” project in Amsterdam, exploring Munich's Schwanthalerstraße. Involving stakeholders and local voices, they examined the urban space and its central role in the development of the southern railway district. Through workshops at TUM Venture Lab Built Environment and group work, measures were developed to create added value in Schwanthalerstraße. The outcome includes a brochure filled with insights and ideas, and this video. We thank all participants!

"Metaverse Design Lab: Building the Metaverse"

The growing interest on web3 developments and metaverse concepts is driven by technology/ social media/ game engineering companies. Though 3-dimensional immersive environments have been part of architectural practice in the past decades, architects remain rather absent in the discussions on building a metaverse. The metaverse design lab seeks to raise awareness in higher education in architecture and foster the engagement and active involvement of architects in a field, which could fundamentally redefine the future profession and practice. It is a testing ground for interdisciplinary work to uncover potentials as well as gaps in current higher education for architecture. In designing the real world, architects, civil engineers and urban planners are taking significant responsibility for buildings, urban quarters, cities and open spaces. With the advent of the metaverse a new area is opening up for designing and building immersive experiences. What role will architects, civil engineers and urban planners play in developing jointly with game engineers, programmers, web3 experts, VR/AR specialists and others these new virtual worlds. What responsibility shall they take, what definition of a metaverse will they foster, and what opportunities will they seize? Discuss in an interdisciplinary three-days design workshop these questions. Define a concept of a metaverse for creative and sustainable human interaction in a frame of 10x10x10. Prototype the metaverse using your tools of architecture, engineering and design. Present your 3-dimensional model at an international conference in Munich with world-leading experts from web3, gaming, 3D animation, visual effects, sociology, management and architecture with the Bjarke Ingels Group (BIG).

MA-Seminar "Critical Issues in Urban Development and Architecture // SS 21
Within the framework of the seminar "Critical Issues in Urban Development and Architecture – Urban and Rural Work Environments in and after the Pandemic," students of the master’s programs in Architecture and Urbanism explore the real estate-related aspects of coworking concepts in urban and rural areas. Under the theme "New Work Environments," they examine spatial concepts and user profiles, and they identify the differences between urban and rural work forms based on location and spatial analyses. They were supported in this endeavour by Christian Krauss from Art Invest.
