Concepts for the robust refurbishment of residential buildings - CO2 reduction without increasing the total rent
Reducing the energy requirements of Germany's housing stock is a key task for the coming years. To achieve this, the renovation rate must be increased rapidly. This requires cost-effective and material-saving solutions. The life cycle of typical existing residential buildings is examined in a comprehensive study. In contrast to the usual approach, this also takes into account the energy supply options available at the specific location, the grey energy of the construction measures as well as the operating costs and - as yet hardly considered - the range of expected user behavior. For this purpose, energy consumption is determined using thermal simulations. This method is based on the hypothesis that a holistic approach, which takes into account user behavior and the use of technology and operating energy, can be used to find refurbishment solutions that effectively reduce energy requirements in practice. The researchers expect refurbishment solutions that cost less but save just as much CO2 compared to an “Effizienzhaus 55” refurbishment. This way, the existing power of the construction industry will be distributed across many smaller, ecologically and economically sensible measures, thus enabling greater progress in CO2 savings. Coupled with the right incentives from politicians and a consistent restructuring of the energy supply structure, the targets set could thus become more achievable. The results are summarized as a guide in an easily understandable form for interested parties.
Hypotheses
In the “Einfach Bauen 1-3” research projects (2016 - 2022), a concept was developed for how buildings can function simply, robustly and independently of users with moderate energy consumption. The aim of the “Einfach Um-Bauen” research project is to apply the principles of simple construction to renovation measures in residential construction while maintaining architectural quality. Minimally invasive and cost-effective measures are intended to provide a low-threshold offer for building owners to act quickly.
In order to achieve the research goals, representatives are formed that enable an extrapolation to the stock. Parameters of the representatives relevant to the project goal are linked to form a digital matrix. This matrix is used to examine the following hypothesis: With a few energy-efficient refurbishment measures, the same result can be achieved with reduced investment costs in residential construction - taking into account rebound effects - over the life cycle as with refurbishment to the “EH 55” standard.

“Einfach Um-Bauen” is the follow-up project to three research projects (Einfach Bauen 1-3), in which fundamental knowledge on the simplification of construction were gained.
